Real Estate Equity Investments

Paramount is a direct equity investor through its registered asset management company in South Korea syndicating equity capital from various South Korean institutions including insurance companies, securities firms, pension funds, credit unions, mutual aids, and family offices.

Basic equity investment criteria are:

​

• Gateway cities preferred with secondary cities on selective basis. No tertiary locations.

• Minimum deal size of $50MM with no maximum but sweet spot is $100MM to $300MM.

• Preferred equity investment is recommended often times joint-venturing with US common equity partners.

• All asset types are considered with emphasis on class A office, multi-family and net-leased retail/industrial to credit tenants.

• Core/core-plus investments seeking high single digit returns to low teens.

Real Estate Debt Investments

Paramount is a direct debt lender through its registered asset management company in South Korea syndicating debt capital from various South Korean institutions including commercial banks, insurance companies, securities firms, pension funds, credit unions, and mutual aids.

Basic debt investment criteria are:

​

• Gateway cities preferred with secondary cities on selective basis. No tertiary locations.

• Minimum loan size of $25MM with no maximum but sweet spot is $50MM to $200MM.

• Senior, B-Note, Mezzanine available.

• Open to participation/co-lending with US lending platform.

• All lending strategies considered - stabilized core asset to bridge loans on repositioning deals to construction senior/mezzanine debt.

• Preferred LTV of 65% but may be able to go up to 80% LTV depending on deal strength.
