Paramount Advisory makes its principal equity investments through its sister company DreamTree Capital ("DTC"). DTC, launched in Q1 2021, focuses on making principal investment in all areas of alternative investments including real assets (real estate, infrastructure, aviation, marine), private equity, and venture capital. DTC selectively sources investment opportunities that targets at minimum 2.0x equity multiple. Below are DTC's current investment holdings.

Investment I - Real Estate Value Add

DTC made its first acquisition in San Jose in April 2021 - California. A 105,000 SF class A flex R&D office in prime Silicon Valley location. A typical value-add lease-up strategy targeting high quality credit tenants in tech industry in San Jose. 


Target DTC Multiple - 2.5x and up

Investment Term - 1 to 3 years

Investment II - 61,000 SF Class A Office Ground Up Development

DTC made its first acquisition in New York City in Q4 2021 - A ground up development opportunity via joint venture with premier local developer. Once distressed due to COVID19, DTC proposed a creative buy-out structure of existing mezzanine note in default to retain control of the project and provided competitive remedy options for the developer, which ultimately will result in higher returns for both parties.

Target DTC Multiple - 3.5x and up

Investment Term - 18 to 24 months


Investment III - 125,000 SF Industrial Property Sale Leaseback

DTC acquired the rights to sell (and leaseback) brand new industrial property that will be tenanted by a South Korean EV lithium battery composite materials producer as part of its expansion into the US lithium battery market.

Target DTC Multiple - 2.5x and up

Investment Term - 60 months
